Case No. 08-06-11 Zoning Regulations Rewrite ("ZRR") Guidance - Office of Planning - Waterfront What follows are the options chosen by the Commission from alternatives presented by OP in six subject areas: 1. PUD Development – Option One: allow additional height but not density in W-1, W-2, and W-3 zones through a PUD process. 2. Waterfront-Specific Criteria PUD – Option One: Establish for PUDs waterfront-specific criteria related to public access, connectivity, mixed use, visual access, open space, environmental considerations, and surface parking. 3. Surface Parking – Option One: allow surface parking by special exception only in W zones. 4. Light Industrial Uses – Option One: update performance standards for light industrial special exception review. 5. Visual Access for Matter-of-Right Development – Option Two: adopt Option One (which limits maximum building width to 500 feet) with a different linear standard than 500 feet. 6. Setback from Waterfront – Option Two: establish a minimum setback for matter-of-right projects other than in Option One (which would require a 75-foot setback, including a minimum 25 feet for trails).
